We currently have a 95% first time approval success rate in Redbridge. However to prove our confidence, if we promise you planning approval before submission and it subsequently is refused, we will refund your planning application fee – no questions asked and on top of that, we will re-apply for an amended scheme at no extra cost to you for up to 2 applications in total. Please note this does not include any design fees.
You will be responsible to pay the planning application fees and fast track fees if applicable.

Fast Track fees:
Redbridge Council currently offer a fast-track service for householder applications (£239), prior approval householder applications (£120), and certificates of lawfulness proposed (£120). This service guarantees you a decision notice in writing within a maximum of 5 working days of the conclusion of the statutory 21 day consultation period. As certificates of lawfulness proposed do not have a statutory consultation period this service guarantees you a decision notice in writing within a maximum of 10 working days from receipt of a valid application.

Under current UK Building Regulations, a minimum head height for new staircases is a minimum height of 2m. In rare cases where the existing head height is too low we will advise before any design works commence on solutions to overcome this and as a last resort will advise if ceilings need to be replaced/lowered. As a guide over 90% of our loft conversion projects have not had to replace or lower their existing ceilings.
